How to sell your house yourself
Firstly, I must state that I’m not giving financial advice, nor am I qualified to provide financial advice regarding your finances and your property’s selling, so this is general advice. If you want to sell your house yourself, then read on and good luck.
What is the market doing?
Ok, so here we go. If you are considering selling your home privately, you are not alone. In 2019 there was 11865 house’s sold in Stoke-on-Trent alone. During 2020, sales were reduced due to Covid19 restrictions. Data from The Land Registry shows that certain types of property sold quicker than others, with flats selling slower than, say, a terraced house, and the most popular being Semi-detached houses.
If you sell your car privately, you do not need to ask permission. You just need to fill in the logbook with the new owner’s details, exchange funds, and off you go. You do not need a car showroom to sell your car just the correct paperwork. It’s the same with houses.
Preparing to sell your house yourself
When preparing your home for sale in Stoke-on-Trent, the first thing is to have a plan, write it down and ask the following questions.
Who would you like to sell to? A family, couples, or singles?
What condition is the property in, and will the buyer be able to get a mortgage on the house? If yes, that is great! If not, why? All properties should have running water, somewhere to cook, and a working bathroom. If not, see the section on alternatives as you can still sell, really.
What are the alternatives?
Put the house in the auctions, yes, but if it does not sell, then what?
Sell to a cash buyer? Do most people really walk around with that kind of cash?
Sell online to a company that says they can buy in a day and give you £40k more? Really. I bet you have used very little cash since the lockdown, so will they have cash?
